Before the numbers

Measure the longest wall with nothing in front of it

In a small apartment, what you like comes second to what fits on the one wall with no door, radiator or window in the middle. Tape that wall, then take 24 in off it for a hand’s width of room at each end. What is left is the sofa budget.

12 12 sofa, 70 wide
Twelve inches at each end, twenty-four in total: what a 9 to 12 ft wall gives up before the sofa gets its share.
  • Under 9 ft of free wall Sofa under 60 in, no armchair

Give up the armchair and keep the sofa. Put the second seat on a stool that slides under the table. Rug 5 by 8, long side parallel to the sofa.

  • 9 to 12 ft of free wall Sofa 66 to 76 in, one chair

The room in the photo: a 70 in loveseat on the long wall, one chair turned into the corner. A 5 by 8 rug still covers it, since it only has to pass the sofa, not the walls.

  • Over 12 ft of free wall Sofa 80 in or more, rug 8 by 10

Past 12 ft a 5 by 8 starts looking like a bath mat. Go to an 8 by 10 with the front legs of everything on it, and check the door swing before ordering past 84 in.

Before any of that, measure the front door, the lift and the stairwell turn. A sofa that fits the room and not the stairwell is the most expensive mistake here. See the walkway numbers drawn →

A small rented living room with a city window: a brass arc floor lamp reaching over a cream two seater sofa, a large framed landscape above it, an olive velvet pillow and a striped lumbar pillow at one end and a cream boucle pillow at the other, an olive throw over the arm, a round brass drink table with a trailing pothos in a white pot beside it, an olive boucle armchair in the foreground, an oval walnut coffee table with a stone vase of olive stems and a wooden bowl on it, and a cream textured rug over bare boards.

The twelve things in the photo

  1. 01
    eye level 64 reach

    Brushed gold arc floor lamp

64 in tall · arc reach · brushed gold · foot switch

An arc lamp puts light over the sofa without a table underneath it. The base sits in a corner where nothing else fits and swings the shade out above the cushions, so one object uses floor you were never going to use. Sixty-four inches of reach lands the shade at about the height of your eyes when you sit, right for reading.

The catchThe base is heavy and wide on purpose, and it lives in the vacuum's way forever. It also wants a socket on that side of the room: if the only outlet is behind the sofa, run the cord under it, not across the walkway, where somebody will trip on it.

    6-8 36 of 70 wide

    InSimSea framed vintage landscape canvas

    24 × 36 in · framed canvas · ready to hang

One large piece above the sofa, not a gallery wall. At three feet away, not twelve, small frames read as noise at the distance you always see them from. A single canvas about two thirds the sofa width gives the eye one place to rest. Hang it 6 to 8 in above the back cushion, not centered on the wall.

The catchAt 36 in wide over a 70 in sofa this is 51 percent, short of the two thirds the rule wants. It works here because the arc lamp fills the wall on the left; without the lamp, go up to a 40 in frame or hang two 24 by 36 pieces side by side with 3 in between.

No. 10 · two thirds of the sofa

    rod 4-6 up 4-10 past

    Oatmeal linen curtain panels

    52 × 96 in · oatmeal linen blend · 2 panels

Small apartments usually mean a low ceiling, and this is the cheapest argument against one. Hang the rod as close to the ceiling as the bracket allows, never less than 4 to 6 in above the frame, push the brackets 4 to 10 in past it each side, and the eye reads the curtain top as the window top. Ninety-six inches covers a rented ceiling with room to hem.

The catchPushing the panel past the frame only works where there is wall for it. A window beside a radiator has none on that side: hang wide where there is wall, tight where there is not, and let it be asymmetrical.

    20 stands 18 sinks

    Olive velvet pillow covers, pair

    20 × 20 in · olive velvet · covers only · 2 pieces

The room’s one accent color, bought as covers rather than furniture. Twenty inches is the size for a seat this deep: an 18 in pillow sinks into the gap behind the cushion and reads as a cushion that lost. Use an insert 2 in bigger than the cover so corners stand up instead of flopping.

The catchVelvet is a lint magnet, and in a room this size that shows from four feet away. With a shedding pet, buy the boucle in row 05 twice instead and keep the olive where it does not sit.

    20 back 18 front

    Oatmeal boucle pillow covers, pair

    18 × 18 in · oatmeal boucle · covers only · 2 pieces

The second size, and the reason to own two: big to small, back to front. A 20 in olive pillow behind an 18 in oatmeal one gives a visible step; four matching pillows reads as a display bed. The boucle’s texture also bridges the flat linen sofa and the chunky knit throw.

The catchFour pillows on a 70 in loveseat is one too many if anyone sits on it: two people plus four pillows means two live on the floor by evening. Buy one pair, and put the olive on the end nobody sits at.

    70 wide a hand's width each end

    Modern loveseat sofa, beige linen

    70 in wide · 2 seater · linen · deep seat

Seventy inches is the number the room turns on: a hand’s width at each end of a 9 to 12 ft wall, seating two properly rather than three badly, short enough for the rug in row 12 to run past it. It also arrives in boxes: a one-piece sofa and a turn at the top of the stairs ends with a driver shrugging on the landing.

The catchMeasure the doorway, the stairwell turn and the lift first, in that order. A deep seat pushes the coffee table further into the walkway; under 10 ft the other way, a shallower sofa buys back the 36 in you need to get past it.

No. 01 · the rug goes wider than this

    over the arm

Knitted throw with fringe, olive green

    50 × 60 in · chunky knit · fringe · olive

The third olive thing, and the one that makes the first two look decided rather than accidental. Draped over the arm rather than folded flat, since a throw folded into a rectangle is one nobody ever unfolds, and the chunky knit is the roughest texture in a room otherwise all linen and wood.

The catchFifty by sixty covers one adult and photographs well. For a throw to nap under, buy 60 by 80 and let it hang further down the side. Fringe and a vacuum is a monthly argument you will lose.

    stem bends over

JPSOR faux pothos in a white ceramic pot

Small · white ceramic pot · bendable stems · 1 piece

The only thing here with no measurement attached. A side table with nothing trailing off it is a flat rectangle at the edge of your eye; wired stems let you bend one over the edge instead of accepting whatever shape it arrived in, the adjustment that separates a plant from a plastic plant.

The catchThe honest advice costs me the sale: a real pothos survives a dim rented apartment on almost no light, costs less, and grows. Buy the real one if you have ever kept anything alive; this row is for the rest of us.

    21 pedestal 2

OBJET D’ART Rhodes round gold end table

21 in high · round · metal pedestal · gold

A table beside a sofa wants its top within 2 in of the arm height, so a cup lands without looking. Twenty-one meets most arms, and the pedestal base matters here: one floor position instead of four legs, so it sits right against the sofa without fighting the arm. Round, because a hard corner at shin height finds you eventually.

The catchA small pedestal top tips if you lean on it, and holds a cup and a phone, nothing more. Check your arm height first: on a low sofa arm, 21 in stands proud.

36 walk chair on the diagonal

    cinkehome olive green barrel armchair

Olive green · barrel back · solid wood legs · 1 chair

The second seat, angled into the corner rather than squared off opposite the sofa: a small room has no width for two things facing each other, and a chair on the diagonal reads as conversational while taking a corner nothing else could use. A barrel back has no wings or square shoulders, so it looks smaller than a boxy chair at the same footprint, and visible legs matter here more than anywhere else.

The catchCheck that 36 in of walkway survives with the chair in place before you commit. Anything skirted to the floor, however comfortable, makes a small room feel smaller, which rules out half the armchairs sold.

No. 08 · 36 in to walk past

    14-18 13.8 high

RUSTYER oval fluted coffee table, walnut

    39.4 × 19.7 × 13.8 in · oval · walnut

Two numbers, both about your shins. 14 to 18 in from the sofa front is close enough to reach a cup and far enough to walk past; at 39.4 in the table is a little over half the sofa, short of the two thirds the rule prefers, the right trade here since space saved at each end is space you walk through. Oval on purpose: rectangle corners at shin height are what you hit.

The catchAt 13.8 in the table is low, and the rule wants the top within 1 to 2 in of the seat cushion. On a deep, tall-cushioned sofa you will reach down for the cup; above a 17 in cushion, buy the 17 in version instead.

    13 13 96 parallel to sofa

nuLOOM Rigo natural flatweave area rug

    5 × 8 ft · jute · flatweave · natural

The small room rug rule is simpler than the big room one: at least as wide as the sofa, ideally 6 to 12 in wider each end. Turn the 5 by 8 so its 96 in side runs parallel to the sofa, and a 70 in loveseat gets 13 in of rug past each arm, with the chair’s front legs on it too: one group, not three things parked near each other.

The catchJute is rough underfoot, sheds for the first month, and cannot be washed. Under a highchair or a wet dog, buy the washable 5 by 8 instead and give up the texture, a real loss in a room this plain.

No. 01 · front legs on the rug

If you only buy two things, buy the rug and the arc lamp: one turns the furniture into a group, the other means you never need a table beside the sofa. See the front legs rule drawn →

What this room gets right

Four decisions, and three of them are about the floor you can still see

A small room does not look bigger because the furniture is small. It looks bigger when the eye follows the floor unblocked, and the pieces read as a group instead of things pushed against the walls. Every number below is a version of that.

70 sofa rug +13 each arm 36 walk legs show floor
One plan. The four numbers below are all distances on it.
Chenille, the site cat, peeking up over the edge of something low.

I found the good hiding spot before you did.

A narrow console table used as a desk against a bedroom wall, with a green dome lamp, a woven stool tucked underneath and a basket beside it, standing on a jute rug next to the foot of a bed with a rust blanket.
What this small room is missing

Not one closed container sits in the photo above, fine for a styled shot and a problem by week two, when the mail and the cables need somewhere to be. This corner, in a different rented room, is the fix: a console for a desk, a stool sliding under it, a basket that swallows a throw before anyone sees it.

Build it for less

The same room without the two pieces that need a delivery van

The sofa and the armchair are most of the money above, and in a first rented apartment they are also the two most likely to arrive given, inherited or secondhand. Here is what the room does without them, and what the rest costs cheap. Two rows ask you to buy nothing.

A small rented living room photographed from the doorway: an olive two seat sofa against the long wall under one large framed landscape, a stack of books with a ceramic table lamp on top standing in for a side table, a mismatched wooden dining chair turned to face the sofa, and a jute rug on bare floorboards, with the window light coming in from the left.
The cheap version, photographed from the same doorway.
  • Instead of01 The arc lamp
arc: lights it all table lamp: one end Same wall, two lamps

A 27 in table lamp, on the stack of books from row below

An arc lamp buys light over the sofa without a table. A 27 in table lamp on a stack of hardbacks does the same job cheaper, landing near the 40 in the rule wants, just below your eyes when you sit. What you lose is the far end: a table lamp lights one end well and leaves the other dark.

  • Instead of10 The armchair

A floor cushion, and the chair you already own

Live in the room a month first and count how often anybody sits anywhere except the sofa. Most apartments answer almost never, and the armchair becomes where the laundry goes. Pull in a kitchen chair for guests; if the count says otherwise, row 10 earns its floor.

    Nothing to buy
  • Instead of09 The side table

A stack of books and a tray

Four hardbacks and a small tray sit at the exact height you need, for nothing, and come apart when you want the floor back. It is also the honest answer where the sofa arm already reaches the coffee table, which in a room under 10 ft it usually does.

    Nothing to buy
  • Add anywayThe bulb
1600 lm: corners lit dim: corners go dark Same room, two bulbs

2700K LED, 1600 lumens, warm white

One bright warm bulb in the arc lamp does more for a small room than any other twenty minutes of shopping. A room this size wants roughly 10 to 20 lumens per square foot, so a 12 by 10 ft room wants 1200 to 2400 lumens, and one 1600 lumen bulb gets most of the way there alone. Dark corners are about where the light sits and how much of it there is, not its color. For the evening, 2700K.

Skip it if your lamp already ships with a soft white bulb. Check the shade too: 1600 lumens behind an open shade at eye level is a bulb you will squint at, so the shade wants to be closed at the bottom or frosted.

Chenille, the site cat, folded into a cardboard box far too small for her.

Take all four and the room costs less than the sofa on its own, and the version in the photo and the version described here look the same from the doorway, which in a room this size is the only view there is. See the lumens per square foot →

Why a small apartment is the one where nothing should be attached to the wall

A two ink print of a rented living room drawn flat and face on. On the wall there are only two small dark dots, one at each end of the curtain rod, and one small framed picture. The sofa, the floor lamp, the round coffee table, a potted plant and a lidded basket all stand on the floor on a rug, and the lamp cord runs down to a socket at the baseboard.
Two dots and a frame. Everything else in the drawing is standing on the floor.

Quick answers

Six questions people ask before they buy any of this

At least as wide as the sofa, ideally 6 to 12 in wider each end, with the front legs of the sofa and chair on it. A 5 by 8 turned so the 96 in side runs parallel to a 70 in sofa gives 13 in at each arm. A rug narrower than the sofa is the mistake that makes a small room look smaller.

Measure the longest wall with no door, radiator or window in the middle, then take 24 in off it. On a 9 to 12 ft wall that is a 66 to 76 in loveseat. Measure the doorway and the stairwell turn before ordering, since that is where sofas actually fail.

Oatmeal linen, sofa and curtains

Yes, and it is the most reliable trick on this page. The eye reads visible floor as space, so furniture on legs makes the same square footage look bigger than the same pieces skirted to the ground. This matters more in a small apartment than the color of anything.

36 in to pass comfortably, 24 in as an absolute minimum. In a small room that line usually runs between the coffee table and the armchair. Protect it before you are tempted by one more object, because a walkway you edge around makes an apartment feel small every day.

Chenille, the site cat, sitting and looking away to one side as though none of this was her doing.

You will walk round me anyway.

Walnut, the coffee table

14 to 18 in: close enough to reach a cup, far enough to walk past. The top should land within 1 to 2 in of the seat cushion. An oval or round table beats a rectangle here, since the corners at shin height are what you actually walk into.

Brass, the lamp and drink table

One big piece. Standing three feet from the wall, not twelve, a group of small frames reads as noise at the distance you always see it from. A single canvas two thirds the sofa width, hung 6 to 8 in above the back cushion, gives the eye one place to rest.
